Why Some Sell Faster Than Others


Do you often notice that some houses languish with a "For Sale" sign on their front lawn while others seem to sell much quicker? Isn't a matter of luck and its not random. Marketing a property is a skill. When choosing a Realtor it is important to ask a lot of questions. These need to include questions about the agents' plan for marketing the property. But perhaps one of the most important line of questions should be about the company they represent.

Each company has its own distinct approach and you want to ensure you are getting the best programs for the commission you will be paying. Results are the best  indicator. It is critical to note that in towns like Maplewood, Millburn/Short Hills and South Orange, Coldwell Banker listings sell quicker and at higher prices compared to competing firms. And its not just a quirky one time statistic. During the first three quarters of 2010 (i.e.January - September) Coldwell Banker's agents were able to negotiate a better price in a shorter time period for their listings in these towns.

As a home owner this is important information to have since the longer your property remains on the market the lower you will have to negotiate to get it sold.
